It’s no secret that our current real estate market is crazy. I’ve seen a lot of people continually make common mistakes. Avoid these four mistakes when buying or selling in our current market:
1. Don't overprice. Even in a hot market like this, overpricing can lead to an extended time on the market. If you don’t sell quickly, buyers will start to wonder what’s wrong with the home.
2. Don’t underbid your dream home. If you see a home you really want, don’t lowball your initial offer. That might work in cooler markets, but you can’t afford to do it now.
3. Don’t hold information back from your agent. If you have certain things that you need to have in a new home, make sure you tell your agent upfront. If you wait until the end, the deal could fall apart. I’ve seen way too many “sure things” fall apart because a client waited until the last minute to tell their agent about a deal-breaker.
4. Don't choose a random agent. When navigating this tricky market, you need an expert. Personal rapport is great, but you don’t want your friendship to end up costing you money. Pick a local expert that knows the Greater Toronto Area like the back of their hand.
