If you’re preparing your home to sell on the market, there are certain upgrades you should really avoid. They may look aesthetically pleasing on the outside, but they won’t give you the strong return on investment that most sellers are looking for, especially in today’s market. 

Here are four upgrades to avoid if you’re a seller:

1. Remodeling second or third stories. Especially if you live in a multi-level home, you don’t want to spend your marketing or remodeling efforts on those floors. Instead, focus on the main level; that’s where your buyers will be focused.

2. Crown molding or wainscoting. Everyone loves how these things look, but adding them to bedrooms or hallways doesn’t increase your ROI.

3. Accent walls. An accent wall can look gorgeous, but it’s also unnecessarily costly and doesn’t add to the value of your home.

4. Replacing unnecessary items. Don’t replace items like a furnace or water heater if they still function properly. Save your money.

1. Repaint rooms with chipped paint or scuffs

2. Kitchen and bathroom upgrades

3. Redo your flooring where needed
